Attalea 304 is a newly constructed one-bedroom, one-bathroom condo designed for the traveler who wants beauty without fuss. The living space is open and airy, with clean lines, warm natural tones, and the kind of light that photographers dream about. Premium bedding dresses the US Queen bed — five inches longer than a standard Mexican queen, so even tall guests sleep fully stretched out — and the split-system AC keeps the room dialed in on even the warmest Nayarit nights. The kitchen is fully equipped for actual cooking: not a token hot plate and a coffee pod, but a real workspace with everything you need to bring back produce from the Saturday organic market and make something worth writing home about. When you'd rather let someone else cook, you're a short walk from some of the best restaurants on Mexico's Pacific coast. The rooftop is where this property earns its place. You may see Pedro around the grounds during your stay — he is the on-site HOA caretaker for the entire Attalea complex, lives on the property, and oversees day-to-day upkeep and maintenance to keep everything running smoothly. You will also likely see Nubia around the property. She takes care of all of our units and takes genuine pride in keeping the spaces clean, welcoming, and beautifully maintained. If something needs attention during your stay, she is the person who makes it right.

House Rules

House Rules & Local Regulations We want your stay to be comfortable and stress-free. Please review and follow these house rules and all applicable local and HOA regulations: Check-In / Check-Out -- Check-in begins at 4:00 PM. -- Check-out is by 11:00 AM. A 15-minute grace period is provided. Departures after 11:15 AM without prior approval may incur a $50 late check-out fee, as our cleaners must prepare the home for same-day arrivals. Quiet Enjoyment / No Parties --Parties and events are not permitted. --Please use quiet voices in hallways and common areas. --No running, yelling, or disruptive behavior on the rooftop or in shared spaces. --Please be respectful of neighbors, especially during early morning and evening hours. --Any HOA fines resulting from rule violations will be billed to the guest. Rooftop & Glass Policy --Glass is not allowed on the rooftop for safety reasons. --Please use the metal cups provided. --Any broken glass or safety violations may result in additional cleaning or repair charges. Visitors & Occupancy --The maximum occupancy for this unit is 4 guests. --Additional guests beyond this limit must be approved in advance and may incur an additional fee of $50 per person, per day, subject to HOA rules. --The booking guest is responsible for all visitors and any damages or injuries associated with their stay. No Smoking --Smoking is not permitted anywhere on the property, including indoors, patios, balconies, hallways, or the rooftop. This includes cigarettes, vaping, and e-cigarettes. --Guests wishing to smoke must exit the courtyard and smoke on the public street. --If smoking occurs and results in smoke odor or residue, an additional cleaning fee of $395 may be charged for professional remediation. Animals Our property falls under a private HOA with a mandatory animal policy. The HOA charges owners $100 USD per day for any animal on the property -- this is a fixed cost we cannot waive or absorb. For this reason, we are unable to accept bookings that include animals of any kind. We appreciate your understanding and encourage guests traveling with animals to contact Airbnb to find a suitable alternative. Hallways & Trash --Do not leave any items in hallways at any time. --Please take trash directly to the designated bin located in the golf cart parking area closet. --Do not leave trash outside the unit or in common areas. Laundry & Sand --Sand is extremely damaging to our washer. --Please shake beach towels, clothing, and other sandy items outside before washing. Maintenance & Communication --If you notice any issue during your stay, please notify us immediately so we can address it promptly. --Issues reported after check-out may be difficult to resolve. Most Important --Relax, respect the space, and enjoy our beautiful condo!

We had an amazing stay in Sayulita thanks to John and Shawn! They were incredibly accommodating, responsive, and genuinely great hosts from start to finish. We honestly can’t think of a single thing the accommodation was missing — everything we needed and more was thoughtfully provided, which made for a truly relaxing and comfortable stay. Their hospitality made our vacation even more enjoyable. I would give 6 stars if I could. We would absolutely stay again and highly recommend them to anyone visiting Sayulita!
